## Closing Up and Opening a Kings Point Condo: Owner Steps and Pro Steps

With 55% of Kings Point homes lacking a homestead exemption, many units sit closed for months. Leaving the AC set right while you are gone, and checking it properly when you return, prevents most of the water and mold calls.

### Safe to do yourself

1. **Leave the AC on, not off** FPL suggests about 82°F as an away setting. A running system keeps indoor humidity down in a closed unit; a system turned off in July lets moisture build.
2. **Change the filter before you leave** A fresh filter keeps airflow up across the coil for months of unattended running.
3. **Pour a cup of water down the drain access** If your system has a drain cleanout, confirm water flows freely before you go.
4. **Give a neighbor or manager your contact** Someone who can check the unit after a storm or power outage is worth more than any setting.

### Stop and call a pro

- **Clearing a clogged condensate line** A line that backs up while you are away can leak into the unit below. Flushing and treating it properly is a short service call.
- **Capacitor and contactor checks** These parts fail on hot afternoons. Testing them before a long absence costs less than a summer breakdown with nobody home.
- **Refrigerant leak diagnosis** Topping off refrigerant without finding the leak only delays the next failure.
- **Air handler cleaning in the closet** Coils and drain pans in closet air handlers collect dust and growth; cleaning them is a technician's job, not a weekend project.

## R-22, R-410A and What Replacement Means in a 1970s Kings Point Building

Kings Point's buildings are older than any refrigerant still in new equipment, so a replacement question here is usually also a refrigerant question.

- **If your unit uses R-22** EPA ended production and import of new R-22 on January 1, 2020. It does not require you to replace working equipment, and reclaimed R-22 is still used for service. A leak or compressor failure on an R-22 system is usually the point where replacement wins on cost.

- **What new equipment uses** New [American Standard](https://www.directcoolingfl.com/american-standard) residential systems use R-454B, and [Rheem](https://www.directcoolingfl.com/rheem)'s primary residential line does too. R-454B is classed as an A2L refrigerant (lower toxicity, lower flammability) with a GWP of 465, against 2,088 for R-410A.
- **The efficiency floor** A new split AC under 45,000 Btu/h installed in Florida must meet at least 14.3 SEER2 under DOE's Southeast regional standard, in effect since January 1, 2023. Most condo systems fall well under that size.

County permits

## How a Kings Point AC Replacement Gets Permitted

Every Kings Point parcel carries municipality code 00 in the Property Appraiser record, which means unincorporated Palm Beach County. The City of Delray Beach does not permit AC work here, even with a Delray Beach address.

### Confirm what is being replaced

Condenser only, air handler only or both, and whether the new equipment matches the old in size and type.

### Check with your association

Many condo associations require notice or approval before outside equipment is replaced. Ask yours what it needs; rules vary and we do not assume them.

### County Type 1 permit

Palm Beach County permits a straight A/C change-out as a Type 1 permit. A new system, rather than a change-out, is Type 2.

### Notice of Commencement at $15,000

Jobs of $15,000 or more need a recorded Notice of Commencement. Most single condo change-outs fall below that, but a full system with ductwork can reach it.

### Install and inspect

Old refrigerant recovered, new equipment set and anchored, then the county inspection closes the permit.

## Four to Six Miles From the Ocean Changes the Kings Point Advice

Kings Point is not beachfront, and that matters when you are sold equipment. Measured from the beach at Anchor Park, Kings Point's sections sit 4.0 to 5.8 miles inland. Carrier describes salt-laden air reaching up to about 2 miles from the coast, which is where coil corrosion coatings and frequent rinsing earn their cost. At four miles and more, they are rarely the deciding factor, and a quote that leans on salt air for a Kings Point condo deserves a second question.

Flood exposure is similarly low on the public map. We sampled FEMA's National Flood Hazard Layer at 20 points across Kings Point's condo sections and townhome plats, and every one sampled as Zone X. Wind is the real storm factor: unincorporated Palm Beach County sits in the wind-borne debris region on the county's design wind speed map, so outdoor equipment has to be anchored to code. Palm Beach County is not in the High-Velocity Hurricane Zone, which covers Broward and Miami-Dade.

For owners who are away during hurricane season, the practical storm plan is a person, not a part: someone local who can look at the unit and the condenser after a storm, and a contractor whose dispatch is monitored around the clock. Ours is.

**Who issues the AC permit for a Kings Point condo?**

Palm Beach County. Every Kings Point parcel is unincorporated (municipality code 00 in the Property Appraiser record), so the City of Delray Beach does not permit AC work there despite the mailing address. A straight change-out is a county Type 1 permit; your condo association may have its own approval step as well.

**Should I turn my Kings Point AC off while I am away for the summer?**
