Why Parkland is different

## Your Parkland Home Is Probably Newer and Bigger, and Its First AC Is Getting Old

If you bought in Parkland in the 2000s and the original system is still running, you are in the largest group of homeowners in the city. The Census Bureau's 2020-2024 American Community Survey puts Parkland's median year built at 2006, and 67.2% of its homes were built in 2000 or later. Only 1.5% predate 1980. No other city on our service map has a newer median.

New does not mean young equipment, though. A system installed with a 2006 house has been cooling through about 20 Florida summers. ENERGY STAR lists an air conditioner or [heat pump](https://www.directcoolingfl.com/heat-pumps) more than 10 years old as one of the signs it may be time to look at replacement, along with rooms that will not hold temperature, rising bills and humidity problems. In Parkland, a large share of homes hit that mark at about the same time.

The houses are also large. The median Parkland home has 7.5 rooms, against 5.0 in Boca Raton and 4.2 in [Deerfield Beach](https://www.directcoolingfl.com/service-area/deerfield-beach), and 66% have four or more bedrooms. Bigger houses mean longer duct runs, more return paths and, often, an upstairs that runs warmer than the downstairs. When the bedrooms run warmer than the kitchen, we look at airflow and duct design before we look at the size of the condenser.

## Common AC Problems in 15 to 25 Year Old Parkland Homes

If your Parkland system is in its second decade, these are the issues we see most, and what each one means for the repair or replace decision.

### Original R-22 equipment

Homes built before 2010 may still have equipment that uses R-22. EPA rules ended production and import of R-22 on January 1, 2020, so a leak on one of these systems is usually the point where replacement makes more sense than another repair.

### An upstairs that will not cool

Two-story homes with a single system, or two systems with mismatched ducts, struggle on summer afternoons. Return air, duct sizing and attic insulation over the second floor are where we start.

### Several systems of different ages

A large house may have had one system replaced and kept another. We note the age and refrigerant of each so you can plan replacements together or apart.

### Attic air handlers and secondary drains

Air handlers above living space depend on a drain pan, a secondary line and an overflow switch. A clogged line in an attic shows up as a ceiling stain.

### Gas heat alongside the AC

About 13.8% of Parkland homes heat with utility gas, far more than coastal cities. When the cooling side is replaced, a heat pump is one option to compare, and DOE estimates heat pumps can cut heating electricity use by about 50% compared with electric resistance heat.

### Long, hot afternoons inland

The National Weather Service office in Miami issues heat advisories for Broward when the heat index is forecast to reach 105 degrees for two hours or more. An aging system is most likely to fail on exactly those days.

## Replacing an AC in Parkland: The City Checklist, Step by Step

Parkland's Development Services Department publishes a one-page Air Conditioning Replacement/Repair checklist. These are the items it asks for.

### Application and records

A Broward County uniform building application for the mechanical trade (plus electrical if required), with contractor records up to date.

### A/C data form

The A/C and mechanical replacement information form describing the old and new equipment.

### AHRI certificate

The certificate of product rating that proves the indoor and outdoor units are a rated match.

### Tie-down specifications

Equipment tie-down specifications, required because Broward is in the High-Velocity Hurricane Zone.

### Slab or pad

Engineered drawings when a slab is poured, or product approval for a prefabricated pad.

### Notice of Commencement

If the job value is over $15,000, a recorded Notice of Commencement, posted before the first inspection under Broward County administrative provisions 105.8.

**Parkland files are named a specific way**

Parkland's checklist lists exact file names for online submittals: APP M for the mechanical application, APP E for electrical, NOC, AC DATA, AHRI, TIE DOWN and SLAB. Following that naming is part of a complete submittal.

Local history

## From Horse Country to Heron Bay: Why Parkland's Systems Are All Aging Together

Parkland incorporated on July 10, 1963. Its founder, farmer and rancher Bruce Blount, first proposed the name BBB Ranches, and the town was designed to stay out of the way of Broward's building boom. Zoning protected its park-like character, and for decades horses outnumbered people. The city had no stores or traffic lights until the mid-1990s and early 2000s.

Then the planned communities arrived. Heron Bay and Parkland Isles were built from the mid-1990s into the early 2000s, and the population went from 165 in 1970 to 13,835 in 2000, 23,962 in 2010 and 34,670 in 2020. Because so much of Parkland was built in one wave, its air conditioning ages in one wave too. Neighbors on the same street often face the same replacement decision within a few years of each other.

That wave also affects what you can install now. Since January 1, 2023, a new split central AC under 45,000 Btu per hour in Florida must meet 14.3 SEER2, and a split heat pump must meet 14.3 SEER2 and 7.5 HSPF2. New equipment is moving to lower-GWP refrigerants: [American Standard](https://www.directcoolingfl.com/american-standard) and Trane use R-454B, and [Rheem](https://www.directcoolingfl.com/rheem)'s main line does too. An existing [R-410A](https://www.directcoolingfl.com/refrigerant-changes) system can still be used and repaired; the EPA places no limit on that.

Before you call

## Checks a Parkland Homeowner Can Make, and When to Call

In a newer home, a few simple checks resolve a surprising number of no-cool calls. Anything beyond these is a job for a licensed technician.

### Safe to do yourself

1. **Each thermostat** Large homes often have more than one thermostat. Confirm each is set to Cool and below room temperature, with fresh batteries if it uses them.
2. **Filters at every return** Two-system homes have two or more filters. A forgotten upstairs filter is a common cause of a frozen coil.
3. **Frozen coil** If you see ice on the refrigerant line, set the system to Off with the fan On to thaw it, as American Standard advises. Do not chip at the ice.
4. **Outdoor units** Keep landscaping and screening far enough back that the condenser can move air freely.

### Stop and call a pro

- **Refrigerant and leaks** Finding and repairing a leak, and recovering refrigerant, require EPA Section 608 certification.
- **Electrical components** Capacitors, contactors and line-side wiring are technician work; Broward recommends inspection when line-side wiring is replaced.
- **Airflow and duct design** Fixing a hot upstairs takes measurement of static pressure and room airflow, not a bigger condenser.
- **Any replacement** A change-out in Parkland needs a city permit with the Broward forms listed above.

Planning a replacement

## Questions to Settle Before You Replace a Parkland System

A replacement in a large Parkland home is a bigger decision than a box swap. These are the questions we work through with you.

- How old is each system, and does any of them still use R-22?
- Do the rooms that run hot share a system or a return with rooms that run cold?
- Was the original equipment sized by a load calculation, or simply matched to the old unit?
- Is the condenser pad at the right height for your parcel's flood zone? Parts of west Parkland map as Zone AE or AH.
- Would a heat pump replace gas or electric strip heat in your home?
- Does the new match-up have an AHRI certificate, and does it meet the 2023 Southeast efficiency minimum?
- Is your manufacturer warranty protected? Under Florida Statute 559.957 it runs its full term from installation by a licensed contractor, and under 559.956 it transfers to the buyer, with no fee, on sales made on or after July 1, 2024.

A year in Parkland

## A Maintenance Calendar for a Year-Round Parkland Home

Parkland homes are occupied all year, so the system never gets a seasonal rest. This is how we suggest spacing the care.

February to April

Spring [tune-up](https://www.directcoolingfl.com/ac-maintenance) before the heat: clean both coils, flush the primary and secondary drains, test capacitors and measure refrigerant pressures on every system in the house.

May to June

Before hurricane season, check that each condenser is still fastened to its pad to the tie-down specification, and that the disconnect and whip are sound.

July to September

Peak load. Change filters monthly in busy households, and watch for a system that runs without stopping on heat advisory days, which can point to low charge or a dirty coil.

October to January

After storm season, look for debris in the outdoor coil, then test the heat pump or heat strips before the few cool nights arrive.

**Do I need a permit to replace my AC in Parkland?**

Yes. Parkland's A/C replacement checklist calls for a Broward County uniform building application, the A/C data form, an AHRI certificate and equipment tie-down specifications, plus a recorded Notice of Commencement when the job is over $15,000.

**My Parkland house was built in 2005. Should I replace the original AC?**

Not automatically. ENERGY STAR treats an age over 10 years as one sign to consider replacement, but the condition, refrigerant type and repair history matter more. A system that still uses R-22 and has a leak is usually the clearest case for replacing.

**Why is my upstairs so much hotter than downstairs?**

In a large two-story home it is usually an airflow problem: undersized returns, long duct runs or a single system serving both floors. We measure airflow room by room before recommending equipment.

**Is Parkland in the High-Velocity Hurricane Zone?**

Yes. All of Broward County is in the HVHZ under the Florida Building Code, which is why Parkland's checklist asks for equipment tie-down specifications on every replacement.

**My Parkland home heats with gas. Can I switch to a heat pump when the AC is replaced?**
