## What a 1986 to 2001 Build Year Means for a Mission Bay AC

Every home on the Mission Bay plats was built between 1986 and 2001, according to Palm Beach County Property Appraiser records. The 942 single-family homes have a median build year of 1992, the 297 townhomes 1994, and the 40-unit Courtside Villas condominium dates from 1994. That makes Mission Bay one of the more uniform communities in [west Boca](https://www.directcoolingfl.com/service-area/west-boca-raton): nearly everyone here is living in a house that is 25 to 40 years old.

ENERGY STAR suggests considering replacement once a [heat pump](https://www.directcoolingfl.com/heat-pumps) or air conditioner is more than 10 years old, especially if it needs frequent repairs or some rooms never feel right. By that yardstick, the system that came with a Mission Bay home has almost certainly been replaced at least once. What we look at on a first visit is what that last replacement left behind: whether the line set, the air handler platform, the drain and the [ductwork](https://www.directcoolingfl.com/ductwork) were reused from the original install or brought up to date.

That matters for refrigerant too. A Mission Bay home built in the late 1980s would most likely have started with R-22, long the standard residential refrigerant, and R-22 production and import ended on January 1, 2020 (EPA). If the data plate on your outdoor unit says [R-410A](https://www.directcoolingfl.com/refrigerant-changes) instead, EPA says the system can keep being used and repaired. New residential systems built since 2025 use refrigerants under EPA's 700 GWP limit, such as R-454B, and that changes what a replacement involves.

Replacement in Mission Bay

## How an AC Replacement Works Inside Mission Bay

Two sets of rules can apply: your village and master association on the outside of the house, and Palm Beach County on the equipment itself.

### Diagnose before you decide

A failed capacitor and a failed compressor can look the same from the thermostat. We test first, then lay out repair and replacement side by side.

### Check whether the outside changes

The association's design review form covers exterior work such as paint, roofs, shutters and screens. It does not list AC equipment. If a new condenser moves, grows, or needs a new stand or screening, ask the community office before work starts.

### Route it through your village

Laguna, Las Flores, The Isle, Sonata, Reflections, Regatta and Ventura have their own architectural committees, which approve first. Cordova, La Costa and Harbour Springs go straight to the master association. The form says review can take up to 30 business days and an approval is valid for 60 days.

### Pull the county permit

Palm Beach County treats an AC change-out as a Type 1 permit and a new system as Type 2. Association approval does not replace the permit, and the form says so.

### File a Notice of Commencement if needed

The county requires one when the job value reaches $15,000 or more.

### Pass inspection and keep the paperwork

Under Florida Statute 559.957 the manufacturer warranty runs its full term from installation by a licensed contractor, and under 559.956 it transfers with the home when you sell.

Where the equipment lives

## Single-Family Homes and Townhomes Need Different First Questions

About three in four Mission Bay homes are detached; the rest are townhomes. The layout changes how a technician reaches the equipment and how a replacement goes in.

- **Detached homes: find the air handler first** In a detached Mission Bay home the indoor unit may sit in the garage, a hall closet or the attic. Tell us where yours is when you call so the right ladder and drain tools come on the first trip.
- **Townhomes: shared walls, tight side yards** A townhome condenser may sit in a narrow side or rear yard next to a neighbor's. Clearance for airflow and service access is part of choosing a replacement size and location.
- **Attic ducts in summer** Ductwork running through a Florida attic sits in some of the hottest air in the house. Leaks on the return side pull that air straight into the system.
- **Drain lines that run long** Condensate from an interior air handler has to travel to the outside. Longer runs give algae more places to build up and back water into the pan.

## Why Attic Ducts Deserve a Look in Mission Bay Homes

ENERGY STAR estimates that 20 to 30 percent of the air moving through a typical home's ducts is lost to leaks, holes and poorly connected sections. In Florida the effect is worse when the leak is on the return side in an attic. Florida Solar Energy Center researchers found that a return leak drawing 15 percent of its air from a hot attic can cut cooling capacity and efficiency by about half.

Mission Bay's ducts are as old as the houses unless someone replaced them. Florida's energy code lets a contractor reuse existing ducts on an equipment replacement without bringing them to current standards (Section R501.7), while new duct systems must be sealed and tested (R503.1.2), and new attic ducts 3 inches and larger need R-8 insulation (R403.3.1). So a new system can end up connected to 1990 ductwork, and nobody is required to tell you.

Signs that point to the ducts rather than the equipment: one or two rooms that never cool down, dust collecting around supply registers, or an attic that feels cooler than it should near the air handler. Duct repair, sealing and replacement are services we offer, and sealing is done with mastic or metal tape, never duct tape, as ENERGY STAR advises.

## Four Facts About Mission Bay That Shape AC Decisions

### Almost everyone heats with electricity

In ZIP 33428, which covers Mission Bay, 92.8% of occupied homes heat with electricity (Census ACS 2020-2024). If yours uses electric strip heat, a heat pump can cut heating electricity use by about half compared with resistance heat (DOE).

### Year-round households

Only 4.8% of Mission Bay homeowners have a tax mailing address outside Florida (Property Appraiser). These systems rarely get a summer off, so filters and drains load up faster than in seasonal communities.

### Inland and out of the flood zones we sampled

We checked six spots across the community on FEMA's flood map, and every one is Zone X. Homes here are 8.5 to 9.6 miles in a straight line from Red Reef Park, far from beach salt air.

### A third of homes nearby are rented

In ZIP 33428, 33.4% of occupied homes are renter-occupied (ACS). If you rent, your landlord usually authorizes replacement; we can talk with both of you.

Before you call

## What a Mission Bay Homeowner Can Check, and What to Leave to Us

A few checks are safe and sometimes solve the problem. Anything involving refrigerant or high voltage is not a homeowner job.

### Safe to do yourself

1. **Thermostat and filter** Confirm it is set to Cool and below room temperature, then pull the filter. A clogged filter can starve the coil of air.
2. **Ice on the lines** If the copper line or coil is iced, switch the thermostat from Cool to Off and run the fan to thaw it. [American Standard](https://www.directcoolingfl.com/american-standard) advises against chipping at the ice.
3. **Water at the air handler** A clogged condensate line can trip the overflow switch, which shuts the system down (Trane). Look for water in the pan or around the unit.

### Stop and call a pro

- **A breaker that has tripped** Trane advises calling a professional rather than resetting an AC breaker again and again, because a trip usually means an electrical fault.
- **Refrigerant and leaks** Charging or recovering refrigerant requires EPA Section 608 certification.
- **Ducts, coils and motors** Coil cleaning, motor and capacitor replacement, and duct sealing need the right test equipment.

**Your R-410A system is still serviceable**

EPA states the HFC rules do not limit using or repairing equipment that is already installed. A working R-410A system in Mission Bay does not have to be replaced because of the refrigerant change. **Do I need Mission Bay design review approval to replace my AC?**

The association design review form lists exterior items such as paint, roofs, shutters and screens, not AC equipment. If the new condenser changes location, size or screening, ask the community office first. The county permit is required either way.

**Why is my AC blowing warm air?**
