## Our Record and the Polo Club's Housing, From Public Data

The Polo Club is outside the Boca Raton city limits, so Palm Beach County permits its AC work. The county's records show one mechanical permit under our license, CAC1819111, in the Hampton Court neighborhood.

Three kinds of homes

## Condos, Townhomes and Estate Homes Behind One Gate

The club says it was established in 1986 and grew from farmland into a private residential community of 1,100 acres with two championship golf courses. Palm Beach County's parcel records show what was built on that land: 1,006 single-family homes with a median build year of 1989, 531 condominium units (median 1989) and 161 townhomes (median 1990), spread across 41 recorded plats and condominiums.

That mix matters for air conditioning because the three home types put the equipment in different places. A condominium unit in Catalina, Ashbourne or Cypress Isle shares a building with its neighbors, and the association has a say in outdoor equipment. A townhome in Windsor Parke or San Michel shares walls and usually a narrow yard. A single-family home in Ascot, Waterford or Polo Oaks has its own attic, its own [ductwork](https://www.directcoolingfl.com/ductwork) and its own outdoor pad.

Age is the common thread. 91.7% of Polo Club homes were built before 2000, and only three carry a build year of 2010 or later. In most of the club, the house is older than any equipment we would expect to find in it.

Afternoon struggles

## My Polo Club Home Cools at Night but Falls Behind Every Afternoon

A system that holds 76°F at breakfast and 80°F by four o'clock is telling you something. These are the usual suspects, from the simplest to the most involved.

- **A dirty outdoor coil** Grass clippings, pollen and dust on the condenser coil make it harder for the system to shed heat (Trane recommends keeping outdoor coils clean), and the shortfall shows up on the hottest afternoons first.
- **Low refrigerant from a leak** A system that is short on charge loses capacity gradually. Topping it off without finding the leak only buys time.
- **Leaky return ducts in the attic** Florida Solar Energy Center research found that when 15% of return air leaks in from a hot attic, the system loses roughly half its cooling capacity and efficiency.
- **A system that no longer fits the house** Additions, enclosed patios and new windows change the load. Sizing for the house as it stands today is part of any replacement quote.

### Get the options in writing

If the system is young and one part failed, that is a repair. If it is old and failing on several fronts, you see repair and replacement side by side.

### Permit and approvals for a replacement

A change-out is a Type 1 Palm Beach County permit. If the outdoor unit moves or changes size, check with your neighborhood association too.

### Inspection and paperwork

After the county inspection, keep the permit, model and serial numbers together; they matter for warranty claims and when you sell.

Before you sign

## Questions to Ask Before Replacing AC in a Polo Club Home

Whether you live in a condo or an estate home, these questions separate a careful replacement from a box swap.

- What efficiency is being quoted? New split AC systems in Florida under 45,000 Btu/h must meet at least 14.3 SEER2 (DOE, since 2023), and many lines go well above it.
- Is the new equipment an A2L refrigerant system, such as R-454B, or remaining [R-410A](https://www.directcoolingfl.com/refrigerant-changes) inventory, and what does that mean for future service?
- Will the line set be replaced or flushed, and will the ducts be tested or simply reconnected?
- What does the warranty depend on? In Florida, a manufacturer's warranty on equipment put in by a licensed contractor is not conditioned on registration (s. 559.957), and it passes to the buyer automatically if you sell the house (s. 559.956).
- Does the job need association approval for the outdoor unit's location, size or screening?
- Is a Notice of Commencement needed? Palm Beach County requires one for jobs of $15,000 or more.

**Is the Polo Club close enough to the ocean for salt damage?**

Not usually. Carrier notes that salt can be carried up to 2 miles inland from the coast. Catalina, the closest Polo Club neighborhood to the beach, is about 4.9 miles from Red Reef Park as the crow flies, and the farthest, such as Polo Oaks and Vintage Oaks, are more than 6 miles away.
