Two generations

The club says St Andrews was established in 1982 and has 730 single-family homes with no sub-divisions, surrounded by more than 700 acres of fairways and 70 acres of lakes. Palm Beach County's parcel records match that picture and add a timeline: 281 of the 698 homes on St Andrews plats were built in the 1980s, 244 in the 1990s, 58 between 2000 and 2009, 54 between 2010 and 2019, and 60 from 2020 through 2025.

Those last two groups stand out. A home with a 2020s build year on a plat whose first houses went up in 1984 or 1988 is, in most cases, a newer house where an older one stood. Sixteen lots on the St Andrews plats are recorded as vacant, which suggests the turnover is still going on.

For air conditioning, that means two different conversations on the same street. In an original-era home, the questions are about aging [ductwork](https://www.directcoolingfl.com/ductwork), an air handler platform built for older equipment and how many times the system has already been replaced. Original versus rebuilt

## What Changes Between a 1988 St Andrews Home and a 2024 One

The houses share a club and a ZIP code, but not much else when it comes to the mechanical systems.

- **Refrigerant** An original-era home most likely started on R-22, whose production ended in 2020 (EPA). A home built in the last few years may have an A2L refrigerant such as R-454B, which has a global warming potential of 465 against 2,088 for [R-410A](https://www.directcoolingfl.com/refrigerant-changes) (EPA).
- **Leak detection at the coil** [American Standard](https://www.directcoolingfl.com/american-standard)'s R-454B indoor coils ship with a refrigerant detection system that shuts down the compressor and runs the indoor fan if it senses a leak. Older equipment has nothing like it.
- **Minimum efficiency** Any split AC installed in Florida since January 1, 2023 must meet at least 14.3 SEER2 under 45,000 Btu/h (DOE). Equipment in an older home that has not been replaced since then may sit below today's floor.
- **Ducts and insulation** New attic ductwork 3 inches and larger must carry R-8 insulation under Florida's 2023 energy code (R403.3.1). Ducts in an original-era home are only as good as the last time someone replaced them.

Bigger houses

## Large Homes With More Than One System

Homes in this part of Boca Raton run large. In ZIP 33496, 16.5% of homes have five or more bedrooms (Census ACS 2020-2024), and a house that size may be split between more than one system, each with its own outdoor unit, air handler, drain and thermostat. When one fails, the others keep part of the house cool, which can hide a problem until the weather turns hot.

Replacing one system out of two or three raises its own question: whether to match the remaining equipment or move to the new refrigerant. Indoor coils and outdoor units are matched to a refrigerant, so a new R-454B condenser is paired with a matching coil rather than the old one.
