If your system is past ten years, the repair bills keep coming, and the quotes on your kitchen counter disagree on size, brand and price, you are not alone, and the disagreement is the useful part. ENERGY STAR suggests considering replacement when an air conditioner is more than 10 years old, needs frequent repairs, or leaves some rooms too hot or too humid. It also says ENERGY STAR certified equipment, installed correctly, can save up to 20 percent on heating and cooling costs. The words that matter there are installed correctly.

A good installation quote in Palm Beach or Broward County answers six things in writing: the capacity and how it was calculated, the indoor and outdoor model numbers as a matched system, the SEER2 rating, the refrigerant, what happens to the ductwork, drain and electrical, and who pulls the permit. If a quote cannot answer those, it is a price, not a plan.

What We Check Before Quoting a New System

The short answer: the outdoor unit is the visible part, but the ductwork, condensate drain and electrical circuit decide how well it performs. Those get inspected before a price is given, so the quote does not change after the old unit is out.

Ductwork first. ENERGY STAR estimates that 20 to 30 percent of the air moving through a typical duct system is lost to leaks, holes and poor connections. In Florida attics it is worse: Florida Solar Energy Center research found that a 15 percent return leak drawing from a hot attic can cut cooling capacity and efficiency by roughly half. Drains next. In our humid climate the condensate system is where most water damage starts, so a new installation gets a properly trapped drain and an overflow switch; Trane notes these switches shut the system down before a clogged drain overflows. Then electrical: the disconnect, breaker and wire size have to match the new unit's requirements, and some cities treat a new disconnect or stand change as its own sub-permit.

Age matters here too. Census ACS figures put the median year built for homes in west Boca ZIP codes between 1983 (33434) and 1991 (33496, 33498). Many of those homes still have original duct runs and air handler closets that were sized around equipment from that era.

How Florida Law Protects Your New AC Warranty

The short answer: in Florida, when a licensed contractor installs your equipment, the manufacturer's warranty runs its full term from the installation date, and it is not conditioned on registering the product. That comes from Florida Statute 559.957, which applies to HVAC equipment installed by a contractor licensed under Chapter 489.

This matters because manufacturers' national terms often tie the longer coverage to online registration within a set window. Florida law overrides that condition for licensed installations. We still register the equipment with the manufacturer, because it puts the serial number and install date on record and speeds up any future claim.

Selling the house? Florida Statute 559.956 provides that the warranty transfers automatically to the new owner when the home is sold, without a transfer fee, for sales on or after July 1, 2024. Keep the installation paperwork and the permit number with your home records; a buyer's inspector will ask for both.
