Deerfield Beach is in Broward County, and that changes the rules

Cross the Hillsboro River from Boca Raton and you leave Palm Beach County for Broward. Broward is one of only two Florida counties in the High-Velocity Hurricane Zone, so an outdoor unit in Deerfield is installed and tied down to a stricter standard than the same unit a mile north.

What the High-Velocity Hurricane Zone Means for a Deerfield AC Replacement

The Florida Building Code defines the High-Velocity Hurricane Zone as Broward and Miami-Dade counties. Inside it, the building code's HVHZ wind provisions (Section 1620) set the design wind loads, and the Florida Mechanical Code (Section 301.15) requires exposed equipment to be anchored against wind. In practice that means tie-down specifications and a pad or stand that can be shown to meet them. Palm Beach County, including Boca Raton next door, is outside the HVHZ.

Broward's Board of Rules and Appeals adds a uniform data form for residential and light commercial AC replacements (Policy 19-02, revised July 2, 2024). Every system gets its own form, listing the old and new equipment: manufacturer, tonnage, SEER or SEER2, model numbers, heat strip size and the electrical ratings. If the old unit's data is missing, a sizing calculation such as ACCA Manual J or N is required, and an AHRI certificate is required for the new match-up.

Two questions on that form matter in Deerfield more than most places. One asks whether the equipment is being replaced because of a flood. The other asks whether electrical line-side work is needed. Since July 1, 2024, Florida law lets licensed air conditioning contractors replace, disconnect or reconnect power wiring on either side of an existing dedicated disconnect on single-phase systems, and Broward recommends an electrical plan review and inspection when that work is done.

Flood exposure is real at the east end of the city. At our sample point by the pier, FEMA's flood map shows Zone VE with a base flood elevation of 13 feet, and inland at Quiet Waters Park it shows Zone AE. The Florida Mechanical Code (Section 301.16) addresses equipment in flood hazard areas, so we check your parcel's zone before we plan where a replacement condenser will sit.

Cooling a Century Village Condo, Including When You Manage It From Away

If your parent lives in Century Village and the AC quit on a July afternoon, you are probably arranging help from another city. That is common here. Century Village opened in 1979 on 800 acres with 8,508 units, built by Irwin Levy's Cenvill Development and marketed to buyers over 55, and in ZIP 33442 more than one home in five is now held for seasonal use.

Heat is the first concern. The National Weather Service office in Miami issues a heat advisory for Broward County when the heat index is forecast to reach 105 degrees for two hours or more. Deerfield Beach Was Built Out in the 1970s, and Your Ducts May Show It

The settlement was incorporated as the Town of Deerfield on June 11, 1925, named for the deer that grazed along the river. It became Deerfield Beach in 1939 and a city in 1945. The real building boom came later: 38.5% of the city's housing units were built in the 1970s, more than any other decade, and only 9.6% have gone up since 2000.

That timeline matters for ductwork. A building from the 1970s may still have its original duct runs, and Florida testing has found leaks large enough to matter. In a Florida Solar Energy Center study of 91 homes, return leaks averaged 10% of system airflow, and ENERGY STAR estimates 20% to 30% of the air in a typical duct system is lost. When a replacement system is installed, sealing the ducts with mastic or metal tape, not cloth duct tape, is often the cheapest efficiency gain in the job.

It also matters for equipment rules. Since January 1, 2023, a new split central air conditioner under 45,000 Btu per hour installed in Florida must meet at least 14.3 SEER2 under the Department of Energy's Southeast regional standard. A 1970s building's original electrical service and closet dimensions do not always fit a modern system on the first try, which is why we measure before quoting.
