Mid-Rise Condo AC in Boca West: Where the Line Set Runs
In a garden villa the condenser usually sits a few feet from the wall it serves. In a mid-rise building the indoor air handler is usually inside the unit, but the outdoor equipment may sit on the roof or at ground level well away from it, joined by a refrigerant line set that runs through the building. Lakewood, Willow Wood and Bridgewood together hold 815 mid-rise units built between 1974 and 1981, so unless they have been replaced, those line sets are as old as the buildings.
That run is the part of a condo replacement owners rarely think about. A new system has to be matched to the line set it will use, and new refrigerants change the question of whether the old copper can be flushed and reused or should be replaced. Access matters too: roof hatches, elevators and the condominium's rules on who may work on common elements all come into the schedule.
Outdoor equipment on a roof also has to resist Florida wind loads. The Florida Mechanical Code (301.15) requires it, and Palm Beach County's building code advisory board has said units on rated stands or curbs comply when properly anchored. Anchoring has to be addressed in any rooftop replacement, not left as it was.

Before You Replace a Condo AC in Boca West
Each of Boca West's condominiums has its own declaration and management. These are the questions to settle before the equipment is ordered.
- Read your declaration or ask your manager who owns the condenser, the line set and the roof penetration. The documents decide, and they differ from building to building.
- Find out whether the association requires a certificate of insurance from contractors and how far ahead work must be scheduled.
- Ask where the outdoor unit may go, and whether it must match a size, color or screening rule.
- Confirm how equipment gets to the roof or mechanical area: hatch, elevator, or crane.
- Plan for the county permit. Palm Beach County treats a like-for-like change-out as a Type 1 permit, and jobs of $15,000 or more need a Notice of Commencement.
- If you will be out of state, decide who will meet the technician and sign off, and leave the gate pass on file.
My Boca West Condo Smells Musty and Never Feels Cool: What It Usually Means
These are the complaints we hear from condo owners in older buildings, and what each one tends to point to.
- Musty smell when the AC startsMoisture is sitting somewhere it should not: a slow drain, a wet pan, or a coil that stays damp. EPA advises keeping indoor humidity below 60%, ideally 30 to 50%, to stop mold from growing.
- Water in the air handler closetIn a condo the air handler often sits in a closet beside living space. When the condensate line clogs, the pan fills until a float switch cuts power to the system (Trane). If there is no switch, the water goes into the floor.
- Cool air, but the room feels clammyThe air is cool but still holding too much moisture. Sizing is one place to look: DOE notes that an oversized air conditioner performs less efficiently and effectively than a properly sized unit, and a 1970s unit may have had windows, insulation or walls changed since its system was sized.
- Ice on the copper linesUsually a starved coil (dirty filter or blocked return) or low refrigerant. Switch from Cool to Off with the fan running to thaw it, and do not chip at the ice (American Standard).

When a Quarter of the Owners Are Up North in Summer
About one Boca West home in four has its tax bill mailed outside Florida, and in the condominiums the share is closer to 27%. Census figures for ZIP 33434 point the same way: of 2,930 vacant homes counted in the area, 2,175 were held for seasonal or occasional use. A system that sits in a closed-up unit through August is working against the most humid months of the year, with summer dew points around West Palm Beach averaging roughly 72 to 74°F (NOAA 1991-2020 normals).
UF/IFAS Extension advises seasonal owners to book an air conditioner check-up about three weeks before leaving, to clean the condensate line leading away from the air handler, and to leave the AC set no higher than 85°F. Above that, it warns, indoor humidity climbs past 55 to 60%, which can lead to mold. Its guidance is to leave the system running at that setting, not switched off.
If you split the year, give the building manager or a neighbor our number and the thermostat setting you left, and ask them to note any water near the air handler closet. A clogged drain is the most common way an empty unit gets damaged before anyone notices.

If yours still has an R-22 system, it can legally keep running, but R-22 has not been produced or imported since January 1, 2020 (EPA), so a large leak usually means replacing rather than recharging.
