A Village Built in Six Years: What It Means for Your AC
Almost every unit in Century Village went up between 1979 and 1985, so the buildings share the same generation of design. If your system is original, it is past 40 years old. More likely it has been replaced at least once, but the things it depends on, from the electrical feed to the drain path and the closet the air handler sits in, are as old as the building.
The units are compact. In ZIP 33434, which includes Century Village, 46.0% of homes have two bedrooms and another 13.1% have one bedroom or none (Census ACS 2020-2024). Small units need small systems, and DOE cautions that a unit too big for the space loses both efficiency and effectiveness compared with a right-sized one. A replacement should be sized to the unit as it is now, not copied from the data plate of the old one.
Many original systems here would have used R-22, whose production and import ended in 2020 (EPA). An R-22 system can still run, but each recharge draws on a shrinking supply. Faced with a major repair on an older system, ask for both options in writing, repair and replacement, so the decision rests on numbers rather than a sales pitch.

How to Close Up a Century Village Unit for the Summer
These steps follow UF/IFAS Extension guidance for Florida homes left empty, applied to a condo unit.
Book a check-up three weeks out
UF/IFAS suggests having the air conditioner checked by a professional about three weeks before you leave, which leaves time for any repair.
Clean the condensate line
UF/IFAS warns that summer heat and humidity can grow mildew and mold in the line leading away from the air handler. A clear line is the best protection for the floor below.
Set it no higher than 85°F
UF/IFAS advises leaving the AC running at 85°F or lower so it cycles on as needed. Above that, indoor humidity can pass 55 to 60%, enough to grow mold.
Ask about the humidistat
If your system has one, UF/IFAS recommends having it calibrated as part of the pre-departure visit.
Leave a contact and access
Give your association manager and a neighbor our number, and arrange how a technician can get in if a problem is reported.
Plan the return
A visit before you come back lets the drain be cleared and cooling tested before you arrive.
Getting AC Work Done Through Your Association
Century Village runs on layers. Each of the 16 associations has its own board, and an umbrella association, COBRUA, publishes the COBRUA Reporter for the whole village. According to the COBRUA Reporter, FirstService Residential manages fifteen of the associations and Dorset is managed by Preferred Property Management. In practice, your manager is the person who knows the building's rules for contractors.
Contractor access is handled at the gates. The COBRUA Reporter refers to Contractor Guest Spot Parking Registration Tags, and the community's hurricane information lists a North Gate and a South Gate. If you are out of state, arrange the gate pass and key before the appointment, not on the day.
Who owns what is set by each association's declaration, not by the village as a whole. Before replacing equipment, ask your manager whether the association needs anything from the contractor, such as proof of insurance, and where the outdoor equipment for your unit may go.

What to Have Ready When You Call From Out of State
A good phone call saves a wasted trip. This is what lets a technician arrive with the right parts and get in the door.
- Your association name (Fanshaw, Mansfield, Yarmouth and so on) and building.
- Who holds a key and how the technician will get through the gate.
- Where the air handler is: hall closet, utility closet or elsewhere.
- A photo of the data plate on the indoor and outdoor units, if a neighbor can take one.
- What was reported: water on the floor, a musty smell, a tripped breaker, or no cooling.
- The date of the last check-up or repair, if you know it.
My Enclosed Patio Room Never Cools: Options for a Century Village Unit
A common condo complaint is one space, usually an enclosed patio or a back bedroom, that never feels as cool as the rest of the unit. There are a few ways to approach it, and the association has a say in some of them.
- Check the simple things firstA blocked return, a closed or dirty register, or a supply duct that has come loose above the ceiling can starve one room of air. These are repair items, not equipment changes.
- Rebalance before you upsizeA bigger central system is not the fix for one warm room. The rest of the unit would end up with more capacity than it needs while the problem room stays starved of air.
- A ductless mini split for one spaceA mini split cools a single room without ducts. ENERGY STAR notes ductless systems avoid duct losses that can exceed 30% of cooling energy and need only a hole of about 3 inches through the wall for the line set.
- Ask the association before any new wall openingA mini split means an outdoor unit and a wall penetration. Both touch the building's exterior, so get your association's written approval before scheduling the install.
Palm Beach County does not require a permit to repair an existing system or replace a part that does not alter the system's listing. Replacing the system does need a county permit, because Century Village is unincorporated.
Century Village Facts That Affect Your AC
Mostly part-time owners
Only 37% of units are homesteaded. In Wolverton, Yarmouth and Ainslie, more than 40% of owners mail their tax bill out of state, so many systems sit idle through the most humid months.
Summer humidity
From June through September the average dew point at West Palm Beach sits in the low to mid 70s (NOAA 1991-2020 hourly normals). An empty unit with the AC off has nothing pulling that moisture out.
Hurricane command post
When a hurricane warning is issued, Century Village West management sets up a command post in the clubhouse staff office, according to the community's hurricane guide.
Inland, Zone X
The five FEMA flood map checks we ran across the village all returned Zone X. Red Reef Park, the nearest beach reference we use, is 6.6 to 7.4 miles away.
