Our Work in the Lake Worth Area, on the Public Record

Palm Beach County lists every permit pulled under our license, CAC1819111. In the unincorporated Lake Worth area it shows one, and the parcel records explain the housing we work in.

Sources: Palm Beach County ePZB permit search and Property Appraiser parcel layer (parcels selected inside the Census ZIP area boundary), read October 6, 2026. Repairs that need no permit never appear in the county record, so one permit is a floor, not a count of every visit.

Lake Worth is not Lake Worth Beach

The City of Lake Worth became Lake Worth Beach on March 12, 2019. The large suburban area west of it kept the Lake Worth mailing address but was never part of the city. It is unincorporated Palm Beach County, and that is the area this page covers.

Address vs jurisdiction

Lake Worth or Lake Worth Beach? Why the Difference Changes Your Permit

The City of Lake Worth Beach was first incorporated as the town of Lake Worth on June 14, 1913, and it had 42,219 residents in 2020. Only ZIP 33460 and the eastern edge of 33461 are inside the city. ZIPs 33449, 33462, 33463, 33467 and the rest of 33461 lie outside city limits, though many of their addresses still read Lake Worth. There are more Lake Worth mailing addresses in the unincorporated area than in the city itself.

For your air conditioner that is more than trivia. Inside the city, AC permits come from the City of Lake Worth Beach. Out west, they come from Palm Beach County through its ePZB system, under county rules: an AC change-out is a Type 1 permit, a new system is Type 2, and a Notice of Commencement is required when an AC replacement passes $15,000. The parcel record settles it. Municipality code 00 means unincorporated county.

We checked. Of the 28,428 parcels inside the 33467 ZIP area, 27,559 are unincorporated and 867 are in Greenacres. In the 33449 area west of it, 2,935 parcels are unincorporated and 1,977 are in the Village of Wellington. In 33467, a Lake Worth address almost always means a county permit, but the parcel record is what we rely on.

Unincorporated Lake Worth Communities and When They Were Built

The Property Appraiser's records show three building waves: condo communities of the 1970s and 1980s, single-family subdivisions of the late 1990s and 2000s, and new construction since 2017.

What fails here

What Breaks Down in West Lake Worth Homes, by Building Era

If your Lake Worth home is warm, wet or noisy, its age is usually the best clue. These are the patterns we see across the three building waves.

1970s and 1980s condos

In Covered Bridge, Poinciana Place and Lucerne Lakes, the buildings are 35 to 55 years old. Drain pans, overflow switches and refrigerant line sets are where we look first, because water and leaks in a condo travel to the neighbors.

Late-1990s and 2000s houses

A system installed in a 2003 house has run through more than 20 summers. If it was made before January 1, 2010, it may still use R-22, which has not been produced or imported in the US since 2020.

New construction since 2017

In the polo-area communities, a failure on equipment this new is a warranty question first. Florida Statute 559.957 keeps the manufacturer warranty in force for its full term from installation by a licensed contractor.

Low ground on the west side

At our sample points in Palm Beach Ranchettes and Homeland, FEMA maps Zone AE with base flood elevations above 16 feet. Pad height and equipment elevation matter when a condenser is replaced there.

Owners who split the year

In 33467, 7.4% of homes are held for seasonal use and the median resident age is 49.6. A system set correctly before you leave avoids a humid, musty return.

Lightning and power surges

Summer storms take out capacitors and contactors. Trane advises a professional check rather than resetting a tripped breaker again and again.

County permits

How Palm Beach County Permits a Lake Worth AC Replacement

Unincorporated Lake Worth is county jurisdiction. These are the county's rules, from its owner-builder guidelines and permit brochures.

Confirm jurisdiction

Municipality code 00 on the parcel record means Palm Beach County issues the permit, whatever the mailing address says.

Pick the permit type

A like-for-like AC change-out is a Type 1 permit. A new system or a design change is a Type 2.

Repairs without a permit

Repairs and part replacements that do not alter the equipment's listing or make it unsafe need no permit, so most service calls never reach the record.

Notice of Commencement

An AC replacement over $15,000 needs a recorded Notice of Commencement before the first inspection.

Secure for wind

All of unincorporated Palm Beach County is in the wind-borne debris region on the county's design wind map, and the county advisory board has published guidance on anchoring exposed mechanical equipment.

Inspect and close

The county inspects and closes the permit, and it shows on the ePZB record under the contractor's license.

Before you call

Repairs You Can Try in Lake Worth, and Repairs That Need a Licensed Contractor

Some no-cool calls end with a simple fix you can do yourself. Others need a technician and, in some cases, a county permit.

Safe to do yourself

  1. Thermostat settingsCheck the mode, the set point and the batteries. If you have a smart thermostat, check whether a schedule is overriding your manual changes.
  2. FilterReplace a dirty filter; restricted airflow is a leading cause of iced coils.
  3. Thaw a frozen coilIf the line set is iced, set the system to Off with the fan On, as American Standard advises, and do not chip at the ice.
  4. Drain lineCarrier recommends clearing the condensate drain line periodically. If the overflow switch has shut the system off, a clear line is often the fix.

Stop and call a pro

  • RefrigerantLeak search, repair and recharge require EPA Section 608 certification.
  • ElectricalCapacitors, contactors and disconnects carry dangerous voltage. Leave them to a technician.
  • Warranty workOn a home built since 2017, a licensed contractor's diagnosis protects the manufacturer warranty.
  • ReplacementsChanging equipment in unincorporated Lake Worth needs a county Type 1 or Type 2 permit.
Newer homes

Warranty, Refrigerant and Efficiency Rules for Newer Lake Worth Homes

A large share of west Lake Worth was built after 1995, and some of it after 2017. For those homes, three sets of rules shape repair and replacement decisions.

Warranty first. Under Florida Statute 559.957, a manufacturer warranty on HVAC equipment installed by a licensed contractor runs its full term from installation, and it is not conditioned on registration. Under 559.956, for home sales on or after July 1, 2024, the warranty transfers automatically to the buyer with no transfer fee. If you bought a resale in Valencia Shores or the polo-area communities, the remaining warranty came with the house.

Refrigerant next. New residential equipment is moving to lower-GWP refrigerants such as R-454B, rated at 465 on the EPA's GWP table, compared with 2,088 for R-410A. The EPA classifies these as A2L refrigerants, meaning lower toxicity and lower flammability. Existing R-410A systems can still be used and repaired with no EPA limit, so a working system in a 2005 house does not need to be replaced for refrigerant reasons.

Efficiency last. Since January 1, 2023, a new split AC in Florida must meet at least 14.3 SEER2 below 45,000 Btu per hour, or 13.8 SEER2 at and above it, and a split heat pump must meet 14.3 SEER2 and 7.5 HSPF2. In 33467, 94.3% of occupied homes heat with electricity, so a heat pump is usually the natural match when a system is replaced.

Seasonal plan

A Seasonal Plan for Lake Worth Condos and Second Homes

Inland Lake Worth runs hot and humid for most of the year, and many condo owners are away for part of it.

April to May

Tune-up before summer, with special attention to the condensate drain in closet air handlers.

Before you leave for summer

UF/IFAS Extension advises leaving the AC set no higher than 85 degrees so indoor humidity stays below the 55% to 60% range where mold grows, and having the humidistat calibrated about three weeks before departure.

August to October

Peak storm season. Confirm the condenser is fastened to its pad and clear debris after every storm.

November to December

When owners return, check filters, drains and heat strips before the first cool front.

FAQ

Lake Worth AC Questions

Direct CoolingFL Certified AC Contractor CAC1819111 Dispatch 24/7

Hi, this is Direct Cooling. Tap a question below for a straight answer.

Tap a question to ask

My address says Lake Worth. Does the City of Lake Worth Beach permit my AC replacement?
Probably not. Most Lake Worth addresses west of the city, including ZIPs 33467 and 33449, are unincorporated Palm Beach County, so the county permits the work. Only ZIP 33460 and the eastern edge of 33461 are inside the city. Your parcel record shows municipality code 00 if you are in the county.
Does a repair in Lake Worth need a permit?
Usually not. Palm Beach County does not require a permit for repairs or part replacements that do not alter the equipment's listing or make it unsafe. Replacing the system itself is a Type 1 or Type 2 county permit.
My home in the Fields at Gulfstream Polo is only a few years old. Is my AC still under warranty?
Likely. Under Florida Statute 559.957, a manufacturer warranty on equipment installed by a licensed contractor runs its full term from installation, and it is not conditioned on registration. Have the system diagnosed by a licensed contractor so the warranty claim is documented.
Is there a problem with the R-410A system in my 2000s Lake Worth house?
No. The EPA places no limit on using or repairing an existing R-410A system. Only new equipment is moving to lower-GWP refrigerants. Older systems built before 2010 that still use R-22 are the ones where a leak often tips the decision toward replacement.
How far is Direct Cooling from Lake Worth?
Our shop in west Boca Raton is about 11 miles from Valencia Shores and about 15 miles from Covered Bridge, straight-line. Call or text (561) 210-7605 any time; dispatch is monitored 24/7.
