Four to Six Miles From the Ocean Changes the Kings Point Advice
Kings Point is not beachfront, and that matters when you are sold equipment. Measured from the beach at Anchor Park, Kings Point's sections sit 4.0 to 5.8 miles inland. Carrier describes salt-laden air reaching up to about 2 miles from the coast, which is where coil corrosion coatings and frequent rinsing earn their cost. At four miles and more, they are rarely the deciding factor, and a quote that leans on salt air for a Kings Point condo deserves a second question.
Flood exposure is similarly low on the public map. We sampled FEMA's National Flood Hazard Layer at 20 points across Kings Point's condo sections and townhome plats, and every one sampled as Zone X. Wind is the real storm factor: unincorporated Palm Beach County sits in the wind-borne debris region on the county's design wind speed map, so outdoor equipment has to be anchored to code. Palm Beach County is not in the High-Velocity Hurricane Zone, which covers Broward and Miami-Dade.
For owners who are away during hurricane season, the practical storm plan is a person, not a part: someone local who can look at the unit and the condenser after a storm, and a contractor whose dispatch is monitored around the clock. Ours is.
