Condos, Townhomes and Estate Homes Behind One Gate
The club says it was established in 1986 and grew from farmland into a private residential community of 1,100 acres with two championship golf courses. Palm Beach County's parcel records show what was built on that land: 1,006 single-family homes with a median build year of 1989, 531 condominium units (median 1989) and 161 townhomes (median 1990), spread across 41 recorded plats and condominiums.
That mix matters for air conditioning because the three home types put the equipment in different places. A condominium unit in Catalina, Ashbourne or Cypress Isle shares a building with its neighbors, and the association has a say in outdoor equipment. A townhome in Windsor Parke or San Michel shares walls and usually a narrow yard. A single-family home in Ascot, Waterford or Polo Oaks has its own attic, its own ductwork and its own outdoor pad.
Age is the common thread. 91.7% of Polo Club homes were built before 2000, and only three carry a build year of 2010 or later. In most of the club, the house is older than any equipment we would expect to find in it.

My Polo Club Home Cools at Night but Falls Behind Every Afternoon
A system that holds 76°F at breakfast and 80°F by four o'clock is telling you something. These are the usual suspects, from the simplest to the most involved.

Questions to Ask Before Replacing AC in a Polo Club Home
Whether you live in a condo or an estate home, these questions separate a careful replacement from a box swap.
- What efficiency is being quoted? New split AC systems in Florida under 45,000 Btu/h must meet at least 14.3 SEER2 (DOE, since 2023), and many lines go well above it.
- Is the new equipment an A2L refrigerant system, such as R-454B, or remaining R-410A inventory, and what does that mean for future service?
- Will the line set be replaced or flushed, and will the ducts be tested or simply reconnected?
- What does the warranty depend on? In Florida, a manufacturer's warranty on equipment put in by a licensed contractor is not conditioned on registration (s. 559.957), and it passes to the buyer automatically if you sell the house (s. 559.956).
- Does the job need association approval for the outdoor unit's location, size or screening?
- Is a Notice of Commencement needed? Palm Beach County requires one for jobs of $15,000 or more.
